Sorted Architecture

Established in 1993, Sorted Architecture has been a fixture in the architectural landscape of the Southern Lakes for more than 30 years. A member of the Architectural Designers of New Zealand (ADNZ), our practice has won multiple regional and national awards, and our work has featured in many of New Zealand’s leading architectural publications.

Based in Wānaka, Central Otago, our practice has three decades of experience designing buildings for extreme environments. Initially designing homes in our hometown of Wānaka, our projects now span from the mountains to the coasts. Each design integrates innovation, sophistication and efficiency as a way to harmonise buildings with the natural environment.

Our design ethos merges style, practicality and innovation to create buildings that reflect the individuality of owners and the natural landscape in which they sit. Guided by many years of experience working with the challenges and opportunities of extreme environments, we have created buildings to sit amongst mountains, lakes and beaches.

With over 30 years of experience and a profound passion for harmonising architecture with the natural beauty of Central Otago, Steve specialises in transforming concepts into stunning, functional spaces.

His comprehensive construction knowledge and expertise in coordinating all stakeholders throughout the design and build process ensure efficient project execution and consistently deliver outstanding client satisfaction.

Steve is a registered architectural designer.

Mike is a senior architectural designer and technician with a strong focus on sustainable design, permaculture, and minimalist architecture.

His commitment to creating environmentally harmonious buildings is demonstrated through a meticulous design process that emphasises ecological sensitivity and balance.

By applying his extensive expertise, Mike consistently delivers designs that not only respect and integrate seamlessly with the natural landscape but also elevate its aesthetic and functional value.

The Design Process

The architectural design process for clients involves key stages to ensure that the final design meets the client’s needs, budget, and aesthetic preferences while complying with regulatory requirements. Here’s an overview of the typical steps involved.
Step 1
Initial Consultation
The journey starts with a meeting to discuss project requirements, vision, and goals, covering your brief, architectural styles, budget, and special considerations, setting the project foundation.
Step 2
Proposal
Following the initial meeting, we draft a customised fee proposal, summarise the design concept's scope of work, and outline our terms of engagement for your review.
Step 3
Engagement and Information Gathering

Upon agreement and signing of our terms, we collect all relevant information to guide design.

For new builds, we commission a topographical survey.

Alterations and additions require retrieving plans from the council, onsite assessment, and a topographic survey.

We review District Plan rules and site covenants.

Step 4
Site Analysis
We conduct a site visit at the project location, assessing topography, view shafts, climate, regulations, zoning, environmental impact, and utility access.
Step 5
Initial Modelling
Using gathered site information, we model topographical data, create 3D models for alterations to existing structures, and prepare for the design phase.
Step 6
Concept Design and Presentation

Using your requirements and site analysis, we develop an initial design concept, including a 3D model for visualisation.

The concept presentation includes a floorplan layout, exterior form, and black-and-white 3D modelling.

We present the concept plan for your feedback and approval.

Step 7
Preliminary Design

After the concept is approved, we refine the design by detailing the floor plans, elevations, and sections, as well as selecting materials, finishes, and building systems.

Collaboration with engineers and other consultants may occur to ensure structural integrity and environmental sustainability.

Based on the design, a quantity surveyor may estimate costs at this stage, providing a budget overview.

Resource consent application is typically made during this phase.

Step 8
Developed Design

After agreeing on the preliminary design, we refine the structural methodology and engage engineers, if required.

We present the design for your review, feedback, and approval.

Step 9
Detail Design

At the completion of the developed design, we prepare detailed construction drawings and specifications for building consent and construction.

These documents outline the technical requirements and specifications for the project.

Step 10
Construction Administration

During construction, we may oversee and provide support to ensure adherence to design specifications and standards.

This involves site visits, reviewing drawings, and addressing issues or changes that arise during construction.

Throughout the architectural design process, clear communication and collaboration ensure the final design meets expectations. Adherence to building codes, regulations, and standards ensures safety, functionality, and sustainability.
